This grand Fort Green brownstone in a Landmarked district had been divided into three apartments and striped of any original detail except on the parlor floor. The goal of this complete renovation was to reimagine the three apartments into a single-family home and to restore the exceptional original moldings on the parlor floor. PDA placed the kitchen at the rear of the parlor floor with two exterior doors opening onto a balcony with a stair to the garden. The garden level was reconfigured with a guest suite on the street side and a family room with an enlarged opening at the garden. A large mudroom was also created on this floor. The bedroom floors were completely reorganized to allow for three children's bedrooms with ensuite bathrooms on the top floor with a new skylight over the stair and a primary suite with his and her offices on the second floor. The renovation included new HVAC, sprinkler system, extensive structural repairs, and new finishes throughout.
