When our clients purchased this 1880’s house it had been divided into three apartments and owned by one family for 40 years. Most of the original detail of the interior had been stripped as the house was reconfigured into separate apartments. The Brownstone exterior detail had also been stripped. PDA was tasked with restoring the house to its original detail and also to rearrange the living spaces to accommodate a young family. The garden level has a large mud room area , a guest bedroom and bath, and a large TV room with floor to ceiling steel windows and doors. The living room, dining room and kitchen are on the Parlor floor. The children’s bedrooms and baths are on the next level while the parent’s bedroom, bath and dressing room occupy the top floor. The heating, cooling and sprinkler system are all new. The finishes throughout including plaster moldings, wood floors and doors are also all new. The Brownstone detail on the exterior was restored as per the original condition and approved by the NYC Landmarks Preservation Committee.
