Brooklyn Heights Brownstone 3

This Brooklyn Heights Brownstone started as a multi-family residence with unutilized FAR. PDA replaced the rear wall of the house, extending it out into the rear yard to maximize interior space at the Garden and Parlor floors. PDA proposed digging below the basement floor to obtain headroom for a small, in-home gym. The house’s classic, pre-war details are respected throughout the design, while the new layout allows for a contemporary lifestyle. PDA positioned the formal Dining Room at the front of the Parlor floor, with a large, open Kitchen and Family Room towards the back of the level, over-looking the Garden. A new, staircase unites the Kitchen and Family Room with the Playroom and Garden below. The renovation boasts a two-story glass and steel window wall at the rear addition with an expansive skylight at the top of the stairs. All interior walls, doors and moldings were replaced, with new 10” wide oak flooring installed throughout. The gutting of the house also allowed for all heating, electrical and sprinkler systems to be brought up to code.
